Terms and Conditions of Let For Burnside & Mill Lodges, Raitloan, Geddes. Nairn. IV12 5SB.

1. Tenants may take occupation on the day of arrival from 4 pm or at an earlier or later time as agreed with the owner.

2. The property must be vacated on the day of departure by 10 am or at a mutually agreed time with the owner.

3. All personal items, clothing, mobile phones, laptops, and other items are the responsibility of the tenant and the owner cannot take responsibility for any loss or damage however caused.

4. All vehicles are the responsibility of the Tenant and the owner cannot accept responsibility for any loss or damage caused while on the owners land.

5. Once a booking is confirmed in writing by the owner, the full rent is payable 6 (six) weeks prior to the date of arrival and if not received prior to 6 weeks (six) the owner may re let the property.

6. If a tenant cancels the booking, the full rent is still payable, unless the owner can re-let the property. If a tenant intends to cancel a booking, this should be notified to the owner as soon as possible in order to allow the owner the opportunity to re-let the accommodation. If the property can be re-let to another party, any rent and or deposit paid will be returned.

7. Deposits cannot be returned unless the property can be re-let.

8. One dog may be taken at no cost, but must be kept on a lead when out with Lodge.

9. No dog may be left on it’s own in the property.

10. All due care must be taken with the property and the contents and any damage caused will be charged for at cost for the replacement or repair as the case may be.

11. There must be no naked flame, EG candles used within the accommodation.

12. The electric heaters must not be covered or used for drying clothes.

13. The television and other equipment must not be interfered with and no equipment belonging to the tenant may be connected to it. EG. Games equipment.

14. The buildings and surrounding grounds and gardens are available for the use of the tenants and the tenants are welcome to make use of these but at entirely at their own risk and the owner cannot accept responsibility for any accident or injury to the tenant/s how ever caused.

15. Tenants must note that the land on the opposite side of the stream at the rear of Burnside Lodge is the property of Cawdor Estates and while access is not restricted by fences or barriers, the tenants must not cause there to be any damage to any part of this land or trees thereon.
